It's the question every agent asks before signing on with a new brokerage,  and it deserves a straight answer, not a recruiting pitch. At Hyatt & Company Real Estate, the answer is: no, you're not on your own. We run two distinct lead channels that put real, working opportunities in front of our agents, and we're transparent about how each one works so you can decide if it's the right fit.

Zillow Flex: Pay-at-Closing Buyer Leads

Hyatt & Company is a participating Zillow Flex brokerage, which means our agents get access to Zillow and Trulia buyer leads without paying anything upfront. Here's how it actually works:

  • Leads come from active buyers browsing listings on Zillow and Trulia in our Baltimore metro coverage area.
  • There's no per-lead fee - Zillow takes a referral fee only when a lead you've worked closes a transaction.
  • Leads are distributed through Zillow's own routing based on agent responsiveness, conversion history, and availability - the faster and more consistently you follow up, the more volume you tend to see.
  • These are genuinely live leads: people actively searching in the current market, not names bought in bulk from a stale list.

Flex isn't a golden ticket - it still requires real follow-up and a strong CRM habit - but it removes the cost barrier that keeps a lot of agents from testing paid lead sources early in their career.

Our Proprietary Seller Lead Program

Buyer leads from Zillow are useful, but seller leads are where Hyatt & Company has built something you won't find at most brokerages. Over the past year we've invested heavily in local content and search visibility, including AI search optimization (GEO), so we show up when homeowners ask ChatGPT or Google "what's my home worth in Ellicott City" or "should I sell now in Howard County?"

That visibility generates inbound seller leads directly to the brokerage: homeowners requesting valuations, researching timing, or comparing agents in their specific neighborhood. Here's what makes it different from a typical company lead pool:

  • Pre-qualified intent. These aren't cold names, they're homeowners who came to us actively researching a sale, often within a defined timeframe.
  • Local specificity. Our content targets individual neighborhoods (Federal Hill, Canton, Towson, Catonsville, and beyond), so leads are matched to agents who actually work that area.
  • Fair distribution. Leads rotate based on agent performance and responsiveness, not tenure or favoritism. So newer agents who show up and convert get real opportunity.

Leads or No Leads?

Realistically: you'll get a consistent flow of opportunity through both channels, but this isn't a leads-only business model where you can coast. You still have to follow up fast, nurture the relationship, and close the deal. What Hyatt & Company removes is the cold start.
